Renovation plumbing in Seattle

A remodel is where plumbing gets moved, added and brought up to code. We do the rough-in while the walls are open and the finish work when the tile is done, for bathrooms, kitchens, laundry rooms and new lower-level baths across Seattle.

Where we fit into a remodel

The photo is a bathroom rough-in of ours mid-way: new copper supplies and drain lines set between the studs, ready for the inspector before the walls close.

What renovation plumbing covers

  • Moving fixturesA sink to an island, a toilet to the other wall, a tub swapped for a walk-in shower. Drains and vents move with them.
  • Adding a bathroomA lower-level or basement bath in a Wedgwood or Shoreline rambler, with the drain, vent and supplies run new.
  • Replacing old pipeGalvanized supplies and cast-iron drains in 1900s to 1950s homes, replaced while the wall is open and cheap to reach.
  • Gas for the kitchenA line to a new gas range or cooktop during the remodel.
  • Finish plumbingShower valves, tub fillers, faucets, toilets, sinks and dishwasher lines set and tested once the finishes are in.

How we work with your project

We work from your contractor’s or designer’s plan, or help you make one if it is a plumbing-led project. Rough-in happens once framing is done and before drywall; we schedule the rough-in inspection. Finish plumbing happens after tile and cabinets, and we test every fixture before the final inspection.

We recently permitted and plumbed a new three-quarter bathroom in Shoreline and a multi-fixture addition in Kenmore. This is work we do regularly.

Why Queen Plumbing for remodels

We show up when the schedule says, which on a remodel is the whole game. We plumb to pass inspection the first time, and we tell you while the wall is open what else is worth replacing while it is cheap to reach.

Renovation plumbing questions

Gas line plumbing · Water filtration

Do you work with my general contractor?

Yes, and with homeowners running their own project. We need the plan, the schedule and the fixture specs, and we take it from there.

Does moving a toilet or sink need a permit?

In Seattle, plumbing work that moves or adds fixtures is permitted and inspected. We handle the permit and the two inspections, rough-in and final.

Can you add a bathroom in a basement?

Usually. Drain depth and venting decide the approach; sometimes an ejector pump is needed. We assess it during the free estimate.
