Leak repair in Seattle
A drip under the sink, a wet patch on the ceiling, a valve that weeps, a water bill that jumped. We find where the water is coming from, fix the cause rather than the symptom, and tell you honestly when a part should be replaced instead of patched.
Where leaks hide in Seattle homes
The photo is a trap and supply valve under an old wall-hung sink: corroded chrome, worn seals, the kind of thing that weeps for years before it fails. We replaced both.
What we are called for
- Under the sinkTraps, supply stops and braided lines. The commonest leak and the quickest fix.
- Taps and valvesDripping faucets, weeping shut-offs, hose bibs that will not close.
- ToiletsWater at the base, a running cistern, a failed supply.
- Water heatersA fitting on top can be repaired; a tank shell cannot.
- Inside walls and ceilingsA stain below a bathroom. We open the smallest hole that finds it.
- Old pipeGalvanized supplies that pinhole, and the moment to replace a run rather than chase leaks.
How we approach a leak
First, stop the water: we show you the shut-off if you have not found it. Then find the source, which is not always where the water shows. Then the repair, with parts from the van for most jobs. We test under pressure before we leave and tell you what else we saw while we were in there.

Leak repair questions
How do I shut the water off in an emergency?
The main shut-off is usually where the supply enters the house: basement wall, garage, crawl space hatch or near the water heater. Turn it clockwise. If you cannot find it, the meter box at the street has a valve too.
My water bill jumped. Is it a leak?
Often. Check the toilets first (a running toilet is the usual culprit), then look for the meter dial moving with everything off. We can find it from there.
Is it worth repairing an old galvanized pipe?
One pinhole, maybe. Two in a year means the run is done, and replacing it is better money than the third call-out.
